LIBERTY, SC (FOX Carolina) –
You can’t miss the new storage unit facilities appearing in the Upstate, many going up not far from where other facilities have been for years.
Brian Petersen owns eight self-storage facilities in the Upstate. He’s also the president of the South Carolina Self Storage Association.
“We have tremendous growth here with an influx of people and because of that, it’s population and density is what drive the metrics of where you would want to have a self-storage unit facility, not just the people but your competition.”
He’s also seen the self-storage business change, as new facilities are built and he says that can cause issues in the industry, if those who build the new facilities don’t do their research.
“There can be saturation in markets in some places and that’s one of the challenges that any business owner has to encounter, is how do you determine where your market focus is going to be?”
Sophrona Chapman owns Powdersville Self-Storage, she’s been in the industry over a decade, and says with the new growth, they’ve had to think more about competition, and what makes them stand out.
“We just made a list of things that separate us from the others and again at the top of the list is good customer service I think these days you don’t go places and get much customer service, and especially service you can call good.”
Sophrona also tells us, they are very involved with their community, and give back through several ministries, something that also makes her business unique in a crowd.
“We look at storage as a mission project,” She told us, “Self-storage is event driven so there’s something that’s happened in their lives that bring them to us and we like to think we can help them fill the gap. We love to help people find jobs or housing or point them in a good direction.”
We also spoke with another industry expert who told us they’ve seen growth across the country too. He told us less storage units were built during the recession, even though there was still demand. Over the last 3 to 5 years, we’ve seen an increase in facilities built, as investors look to catch up from the recession and current increased demand.
